How do I list my first home?

To list a home on Spitio, you first need a host account. Sign up at List your home with your name, e-mail and a password of at least 8 characters. We send you a confirmation link. Open it and you land on your host dashboard.

Adding and publishing homes is free. Your plan starts with your first booking.

Add your home

Go to Host → Homes and choose one of two ways:

• + Add a home walks you through the listing step by step.
• Import from Airbnb / Booking makes a draft from your listing page on Airbnb or Booking.com: title, description, rooms, amenities and photos. You then check each step, add the address and publish. Only import listings you own.

The nine steps

1. Address: street address, region and town. Guests only see the town until they book.
2. Property type: the kind of property, and whether guests get the whole place or a room.
3. The basics: up to 30 guests, bedrooms (0 for a studio), beds, bathrooms and the size in m².
4. Amenities: 1 to 6 categories, such as pool or sea view, then everything the home offers. Categories decide where your home appears on Spitio.
5. Photos: at least 5 to go live, and up to 20.
6. Title & description: a title of 8 to 70 characters and a description of at least 120 characters.
7. House rules: what guests agree to when they book (see below).
8. Pricing: a nightly price in whole euros (€10 to €100,000), an optional cleaning fee, and your taxes. Spitio takes 0%.
9. ΑΜΑ registry number: the 11-digit number from the Greek short-term rental registry.

House rules

House rules are choices, not text, and sensible defaults are already set, so the usual rules take one click on Continue. You pick:

• check-in and check-out times (check-in "until" can be Flexible)
• smoking, parties and events, and pets
• quiet hours, children and infants, visitors, and the main guest's minimum age (18+, 21+ or 25+)
• extra rules to tick, such as "No shoes inside", and an optional Anything else? (up to 500 characters, no contact details)

Guests read your rules in English, Greek or Turkish; only your own words stay as written.

Save or publish

You don't have to finish in one go. Save & exit keeps your home as a draft, and a draft can be incomplete. When every step is done, press Publish listing on the last step.
