Cancellation policy

The same rules apply to every home; hosts don't set their own. Guests pay the full amount when they book and choose one of two rates at checkout.

1. 1. Refundable (full price)Cancel until 23:59 Greek time on the day 7 days before check-in: 100% back. Cancel later, until the check-in time: 50% of the total paid back.
2. 2. Non-refundable10% off the nights (not the cleaning fee). No refund at all, whenever you cancel.

• If the host cancels, the guest always gets 100% back, whatever the rate.
• After the check-in time, a stay can't be cancelled on the site.
• All deadlines are Greek time (Europe/Athens). “7 days before” means free cancellation until 23:59 on the check-in date minus 7 days: for a check-in on 12 October, until 5 October at 23:59.
• The check-in time is the home's own check-in time, 15:00 unless the listing says otherwise.
• Refunds are worked out on the total paid and rounded down to the cent: 50% of €1,325 is €662.50.
• Refunds of card payments made on Spitio go back to the same card, usually within 5–10 days. When a guest paid the host another way, the host refunds them directly.
• Each booking keeps the rules that applied on the day it was made; a later change never affects it.

Currency and payment

Prices on Spitio are set by hosts in euros (€). If you choose another display currency, converted amounts are approximate and based on daily European Central Bank reference rates. All payments, refunds and fees are charged in euros. If your card is in another currency, your bank or card issuer converts the amount at its own rate and may charge a fee; Spitio is not responsible for these differences.

The hosts' plan

Free until your first booking; the plan then starts automatically on the saved card. Listing homes, connecting payouts and publishing cost nothing before it. The day a guest first pays for a stay at one of your homes, your plan starts for the homes live that day and is charged to the card you saved, then renews monthly or yearly as you chose. It keeps running if that first booking is later cancelled.

• Prices are per live home, per month, before 24% VAT: €29 for the first home, then a bigger discount on every home after: €26.10, €23.78, €21.75, €20.01, €18.56, €17.40, €16.53, €15.95, €15.66 for the 2nd to the 10th home, €15.08 for each of homes 11 to 20 and €14.50 for each of homes 21 to 30. For 31 homes or more we make you an offer. Yearly billing charges 10 months for 12.
• Once the plan runs, a home you publish is added for the days left in the period, and you see the amount before you confirm; a home you pause leaves the plan from the next payment. Payments already made are not refunded.
• If a payment fails, your homes stay live for 7 days while the card is tried again; after that they are paused until it is paid. Bookings already made are kept.
• You can cancel the plan at any time from Host → Subscription; it runs to the end of the period already paid.
