How is the price calculated?Your first home is €29 a month. Every extra home gets a bigger discount on that price: 10% off the second, 18% off the third, and so on up to 46% off the tenth. Homes 11 to 20 are 48% off (€15.08 each) and homes 21 to 30 are half price (€14.50 each). Three homes = €78.88, ten = €204.74, thirty = €500.54. You only pay for homes that are live. With 31 homes or more, contact us and we will send you an offer.
What if I add or remove a home mid-month?The change is pro-rated on your next invoice. On a yearly plan, an added home is charged for the remaining months at the same discount.
How do Airbnb and Booking.com compare?They take a share of every booking - Airbnb about 15.5% as a host-only fee, Booking.com 15% plus payment costs. Spitio takes nothing from bookings; you pay the flat monthly price per home instead. The calculator above shows where the two cross.
Do guests pay anything extra?No. The nightly rate you set is what the guest pays, plus any cleaning fee you choose to add.
Can I keep listing on Airbnb and Booking.com?Yes. Sync your calendar with iCal so dates stay blocked everywhere.
Do the prices include VAT?No - all prices are shown before VAT. 24% Greek VAT is added to every invoice; businesses with a valid EU VAT number outside Greece are invoiced under reverse charge.
When do I start paying?Not until your first booking. You list your homes and connect payouts for free; we save your card but charge nothing. The day your first guest pays, your plan starts for the homes that are live, then renews monthly or yearly.
When does the money reach my bank?Guests pay by card when they book. The money waits in your own Stripe account, and Spitio sends it to your bank the day after the guest checks out (at the latest 85 days after they pay). Spitio takes nothing from it.
